For Julio Jaramillo, Founder and President of Evergreen Communities, growth has always been part of the plan. When he purchased his first community — Rolling Hills Estates in upstate New York — back in 1999, he wanted a partner who understood the manufactured housing business as deeply as he did.

“That was one of the big reasons to go with ManageAmerica,” Jaramillo explained. “These were all manufactured housing people who set up the software. They knew what we were looking for — the rent rolls, unit types, knowing when something is a community-owned home, when it’s vacant, abandoned — all the different nuances that come into our business. You guys already know it. You’re ahead of it.”

When Julio and his team have ideas for small enhancements — like sorting vendor lists alphabetically or streamlining reports — ManageAmerica listens and is always working to improve the software.  

“I’ve given feedback over the years,” he said. “They’ve always worked to make those changes.”

Streamlining day-to-day operations

For Evergreen’s team, efficiency and consistency are key — and ManageAmerica’s tools have transformed how they manage daily operations.

“We’re the biggest fans of the utility module,” said Jaramillo. “We used third-party companies, but they just never got it right. Andy told us, ‘Bring your utilities to us — we’ll set you up.’ You guys review our bills and rates, make sure we’re charging correctly, and the cost was dramatically less than a third party. Plus, we control it in-house. Residents get one bill for rent, utilities, trash — everything combined. That was huge for us.”

Beyond billing, Evergreen continues to modernize operations with digital tools. Their managers now upload leases, notices, and violations directly into the system — creating a single, cloud-based record for every resident and property.

“We tell our managers, ‘This is the cloud. This is your legal document. Put everything here. It tells the whole story of that resident and that site,’” Jaramillo explained.

Data-driven decisions and automation

Evergreen also relies on ManageAmerica’s data and automation to stay proactive — from tracking utilities to managing rent increases.

“That data is huge,” Jaramillo said. “If we’re only recovering 75 percent of what we’re paying the utility company, the data tells us where to look — maybe a meter froze or a line was bypassed. It leads us to the right decisions.”

Automation ensures important tasks never slip through the cracks.

“We wear so many hats,” he continued. “With ManageAmerica, you can set reminders for rent increases and it tells you exactly when to program them. Even if we miss something, support can rerun the rent increase for us — there’s that personal touch behind it.”

Reporting and continuous improvement

Evergreen’s team uses ManageAmerica’s customizable reports to keep leadership informed and operations transparent.

“You guys have so many different report options,” Jaramillo said. “You can export to Excel or PDF, customize what you need — and when we’ve requested new reports, you’ve built them for us.”

As the company continues to expand, they plan to leverage even more of ManageAmerica’s built-in tools, including inventory tracking, to further unify their workflows.

“We’re probably using 40 percent of what your software can do for us,” he said with a laugh. “Every time we start using a new feature, we say, ‘Why didn’t we do this two years ago?’”
